The Appraisal Desktop with Inspection tool fills the gap between an Automated Valuation Model with Property Condition Report and a field appraisal.
The process begins with a local real estate broker/agent from Pro Tecks national panel who takes photos and completes a full inspection of the property and local neighborhood. The inspection is then given to an appraiser who uses MLS and other market data that also has access to Pro Tecks local market analytics to determine the most accurate valuation.
The ADI leverages Pro Tecks national staff appraiser team and its network of real estate brokers and agents by utilizing the local broker for an inspection and the staff appraiser for the analysis and understanding of market data. The appraisal is completed by an in-state licensed staff appraiser in compliance with Uniform Standards of Professional Appraisal Practice standards.
ADI meets all inter-agency evaluation and appraisal guidelines, according to Pro Teck, and is more economical than field appraisal alternatives such as Form 2055.
The ADI provides valuation in an easy-to-read format with a turn-time of less than five business days, says Tom OGrady, CEO of Waltham, Mass.-based Pro Teck Valuation Services. For those searching for a valuation product that meets stringent risk and regulatory demands, Pro Tecks ADI is a safe and affordable field appraisal alternative.
